An Electrical Installation Condition Report, or EICR, is a full inspection and test of the wiring in a property. It tells you what condition it is in, what needs attention and how urgently. Landlords in England need one at least every five years and before a new tenancy, and homeowners often want one when buying a house or before a renovation.
We inspect the consumer unit, test every circuit, check the earthing and bonding and look at a sample of sockets, switches and fittings. You get a clear written report with each observation coded by urgency, and a plain English explanation of what it means. If there is remedial work to do we quote for it separately, so you are never paying for repairs you have not agreed to.
We also carry out PAT testing for landlords, letting agents and businesses, and the minor works and electrical installation certificates you need when work has been done on a property.
Letting agents and landlords with several properties can book them in together and we will fit the visits around tenants. Send us the addresses and we will come back with dates and a price.
We issue every certificate the job needs: Electrical Installation Certificates (EIC) for new work, Minor Works Certificates for small additions, Electrical Installation Condition Reports (EICR) for periodic inspections, and fire alarm and emergency lighting certificates for business premises.

FAQs
Common questions
How often does a landlord need an EICR?
At least every five years in England, and a copy must be given to new tenants before they move in. If the report lists remedial work it has to be done within 28 days.
What happens if the report finds problems?
Each issue is coded by how urgent it is. We explain what each code means and give you a separate price for any work needed, so you can decide what to do next.
How long does an EICR take?
Around two to four hours for a typical house or flat, depending on the number of circuits. Power is off for short periods while we test.

“We had used Warcop Electrical to rewire our house and we found their service to be faultless from quotation to job completion. Luke was very helpful when I came to designing our layout of sockets and switches. The house was always left immaculate at the end of each day.”
“We were advised and guided through the whole build. All work was completed in time and to an excellent standard.”
